Sony Vegas Pro 11 transition problems

So every time I use a transition in Sony Vegas all black areas around the video become a zoomed in part of one of the clips which is REALLY annoying. I also have a similar problem where sometimes when I add text it messes up the video under it

this is a good example of that. It's weird how it doesn't do it all the time though. I could not see the text problem in preview

Between 9 and 10 seconds you can see the transition problem.
